Planning - Top Tips 2006

Local Plan policies and allocations dominate planning application decisions, so:

Use Local Plans processes NOW to:

  • Push for inclusion of land allocations for housing / industry / leisure and other uses
  • Introduce or modify policies to enable you to develop your possible projects

Don’t wait until the process has got up to speed:

  • Use applications to set up needs for change, for new allocations and services especially where water and related services are involved
  • Get into the process as soon as possible and keep checking – as changes can be made right through the process

Don’t let planning permissions lapse:

  • Allocations could change in new draft Local Plans and if the current permission is not implemented it could be difficult or impossible to renew a lapsed permission where policies and / or allocations are slated for change

Don’t withdraw Applications unless you have to:

  • Authorities may try to encourage withdrawal so that the project goes off their statistics radar
  • So, request extension to the determination period and retain your free re-appliation option
